How we do it

What we do and how we do it are driven by you and your objectives.  Our primary aim is to understand how your property requirements serve the rest of your business and help you achieve your goals.  Here is a selection of just some of the projects we have undertaken in recent years:

Property Acquisition

  • Advised on funding and development of a large block of student accommodation for a Sussex-based University
  • Acted for Persimmon Homes South Coast and South East on various transactions including the purchase of development land at Tangmere near Chichester, and the purchase of a derelict mixed use industrial site in Bromley for re-development
  • Acted for long-standing client Persimmon Homes Limited in the acquisition of land at the Eastern Quarry site at Ebbsfleet from Land Securities
  • Acted in the acquisition of development land in north London for our client who stepped in following the default of the contractual purchaser with contracts exchanged within weeks to secure the site against other interest
  • With a property portfolio worth in the order of £70m, we continue to advise long-standing client, Rochester Bridge Trust on a variety of strategic real estate matters, development opportunities and commercial land / tenant work

Property Disposal

  • Acted for a client in the sale of a prestigious investment property to an offshore buyer with a requirement to exchange contracts within one week
  • Acted for City & Urban Securities on the sale of development land near Chichester for a price in excess of £10m to Bellway Homes
  • Advised on a proposed residential sale and general terms of a development agreement for a joint venture
  • Advised on the sale of a central London, multi-let office building with the benefit of planning permission for the conversion to both residential and refurbished office space
  • We regularly act for The Milton Group and recent transactions have included the disposal of a multi-let business estate in south west London to a property development company, valued at £6m; the disposal of a multi-let industrial site in Oxford which was allocated to student accommodation, valued at £16m; and the disposal of a single-let, 1.75 acre site in Deptford to housing association Family Mosaic, valued at £15m
  • Acted in the sale of a single-let office building in Bromley for Amadeus Properties Limited to a residential development for conversion into a 50 unit luxury residential development
  • Acted in the sale of residential development land to Redrow at Herne Bay Golf Club for client Quinn Estates Limited
  • Acted for a client in the sale of a main college campus in West Sussex involving unusually extensive involvement in negotiation and renegotiation of Heads of Terms
  • Advised our client, an offshore registered seller, in the sale of a complex mixed-use development property within a very tight timescale to achieve completion and raise capital as part of the beneficial owners exit and further investment strategy
  • Acted for a landowner in the disposal of 22.5 acres of farmland near in Surrey to a consortium of housebuilders valued at £6m

Commercial landlord and tenant

  • Advised the restaurant chain, Carluccio’s on the acquisition of a lease for premises in central Oxford
  • Acted for Towergate Insurance in connection with the acquisition of c8,300 sq ft of space at the well know West One building in Leeds
  • Acted for the tenant of an eight-storey commercial premises in Croydon in a complicated lease re-negotiation process involving Notice being served requesting a new tenancy under Section 26 of the Landlord and Tenant Act
